What gets collected

The contact, home valuation and newsletter forms on this site collect what you type into them: name, email address, phone number, property address and any message you write. Nothing is collected from these forms unless you submit one yourself.

This site also uses Vercel Web Analytics to see which pages get visited. It doesn’t use cookies and doesn’t track you individually. It reports things like page views, general location by country and device type, in aggregate.

When you open a listing page, the site reports that view to the Canadian Real Estate Association’s listing analytics service, as the rules of the MLS® data feed require, so the listing REALTOR® can see where their listing is being seen. The report carries the listing’s identifier, a random identifier your browser makes for itself and keeps in its own storage, and the network address the request came from. It carries no name, email or account.

How it’s used

Form submissions come straight to Andrew’s inbox so he can respond to your question, prepare a home valuation or add you to occasional market update emails if you signed up for those specifically. Submissions are delivered through Resend, an email service provider that processes the message on Andrew’s behalf and does not use it for its own purposes.

Contact and home valuation messages are also kept in this site’s database for two years, and then deleted, so Andrew can add you to his client records. He keeps those in Agent Runway, the client management system he built and runs for his business. What you send through any form on this site is copied there automatically to keep track of your request, and so is a request to stop emails, so it is honoured there too.

Your information is not sold, rented or shared with anyone outside of running this business, and it is not used for anything beyond what you contacted Andrew about.

Newsletter emails

The market-update newsletter is opt-in only. You’ll only receive it if you submit your email through that specific form, and every email includes a way to unsubscribe. Andrew doesn’t add addresses to the list from any other source.

Listing alerts, and what saving a search stores

If you save a search on the listings page or a community guide, this site stores it: your email address, the community, budget, bedroom and bathroom limits you chose, the exact wording of the consent box you ticked with the time and the internet address it was ticked from, a random unsubscribe code, and the MLS® numbers already sent to you so the same home is never sent twice. Nothing else, and no name is asked for. Andrew is emailed a copy of each search when it is saved, with your email address, so he knows who is looking for what.

Andrew can also set up a search for you, if you have asked him for help buying or have done business with him. You are sent one email describing it, and nothing more unless you press its button, which records your consent the same way this site’s form does. An invitation nobody answers is deleted after thirty days, and so is one you decline.

If your emails link to a page of your own on this site, that page records what you mark on each home (love, maybe or not for you), the questions you send Andrew from it, and when you open the page or a home from it. Andrew sees all of that, so he knows what to look for. It is deleted when you unsubscribe.

That data lives in a Postgres database run by Neon in a United States data centre, connected to this site through Vercel, and the emails themselves are delivered by Resend. Both act on Andrew’s behalf and neither is given anything beyond what the message needs.

These are commercial messages under Canada’s anti-spam law, which is why the box is never pre-ticked and why every email, including the first, carries an unsubscribe link that needs no login. The link opens a page with one button, and pressing it takes effect immediately. The button is there because some mail filters open every link in a message by themselves, and a link that acted on its own could unsubscribe you without your asking. Unsubscribing keeps a record that you did, so you are not emailed again; write to andrew@andrewdshaw.ca if you would like that removed too.

The monthly report on your street

If you ask for the monthly report on your home, this site stores your email address, the address you picked with the province’s parcel number for it, a point in the middle of that parcel taken from the province’s own records, the wording of the consent box you ticked with the time and internet address it was ticked from, whether you confirmed the report, and which month was last sent. If you describe your home (its type, bedrooms, bathrooms, rough size and whether it has a garage), those answers are kept too, so the report can show homes like it. The address and the answers are used for nothing but working out what sold and what is for sale near it.

The first report is sent straight away and nothing more follows unless you press the button in it and confirm on the page it opens. A request nobody confirms is deleted after thirty days. Stopping the report removes the address, the parcel number, the point and your answers about the home at once, and keeps only your email and the date you stopped, so you are not sent it again. The same Neon database and Resend delivery apply as for listing alerts above.

Signing in at an open house

If you sign in on the tablet at one of the team’s open houses, this site stores the name and email you typed, your phone number if you gave it, whether you said you already work with a REALTOR®, when you are hoping to move if you said, the home you visited and the time. You are emailed that home’s details once, as the sign-in says, and that email has a link that stops anything further about the visit. The monthly market letter is only sent if you ticked its own box. Sign-ins are deleted after two years, or sooner if you ask.
