Community guide · Greater Saint John
Hampton is the shire town of Kings County, set on the Kennebecasis River roughly 30 minutes northeast of Saint John. A village core that still feels like a village anchors the town, with subdivisions filling in around it and marshland along the river keeping a green edge on everything.
Hampton is what many buyers picture when they say small town. The main street through the village core is short and walkable, and kids can go from elementary school through Hampton High without leaving town. Hampton Marsh borders it all along the Kennebecasis, one of the better-known waterfowl areas in the province, busy with ducks and geese in spring and fall.
Housing splits between the core and the subdivisions that grew up around it. Close to the main street you find older homes on mature lots, and the subdivisions add family houses from more recent decades. Just outside town limits you get properties on acreage, usually with a well and septic. Inventory runs thinner than in the city, so when a good home lists here it tends to move.

Buying here
Hampton usually has more buyers than listings. When a family home comes up near the schools or the village core it rarely sits, so preparation matters more here than in most markets I work. I get your financing and your offer strategy set before the right house appears, so you can move the day it lists.
Selling here
Buyers looking at Hampton already know why they want it, which works in a seller's favour. The job is pricing against what the town itself has sold for rather than leaning on city numbers, then presenting the property well enough to earn the premium that tight inventory allows.

“Hampton is where I point buyers who want small-town life without giving up the city commute. Families put down roots here and stay, so inventory runs tight, and I think that scarcity protects Hampton values as well as anywhere in the region.”
