What the benchmark home actually is
Not an average and not a real listing. CREA specifies one house and prices that same house every month: three bedrooms, one bathroom, 1,604 square feet above ground, built in 1984, baseboard electric heat on municipal sewer. Nothing about it changes, so nothing but price can move the line.
January 2024 to July 2026, one point per month, read from the board’s published reports. CREA revises the index between reports, and early 2026 was revised sharply upward after publication, so this line is revision-aware: each report also publishes its own one, three, six and twelve month changes, and where the newest report’s view of a month disagrees with the value as first published by more than one percent, the newer view is drawn instead. 7 of the 31 points are corrected that way; the month pages below archive each report exactly as published.
