New Brunswick bills property tax annually and it varies more between neighbouring streets than people expect. The figure attached to a listing is the seller’s, and it resets after a sale, which catches people moving here. You can look up any address before you write an offer. Search the records.
Land transfer tax, legal fees and adjustments land on top of the purchase price, and they catch people arriving from other provinces where the rules differ. Estimate yours.
Uptown, the west side, Millidgeville and the Kennebecasis Valley are genuinely different places to live, and the commute between them is short enough that you can afford to be picky. Read the guides.
